How an assignment runs

  1. 1

    Requirements

Operational needs, budget, timing and growth plans documented in a search brief.

  2. 2

    Market survey

A targeted survey of the available and off-market options that meet the brief, drawn from listing services, landlord relationships and direct canvassing, with total occupancy cost modeled for each option.

  3. 3

    Tours

Shortlisted properties toured with your decision makers.

  4. 4

    Proposal comparison

Proposals requested from the finalists and compared on effective cost, flexibility and delivery.

  5. 5

    Negotiation

Business terms negotiated and documented in a letter of intent, then coordinated with your counsel through the lease.

  6. 6

    Delivery

Buildout milestones, delivery condition and commencement coordinated through move-in.

Timing

How long the process takes depends on the market, the size of the requirement and how much buildout the space needs. A renewal in place can be concluded in weeks; a relocation with construction can take a year or more from search to move-in. We map the timeline backwards from your lease expiration or operational deadline so decisions are made with time to spare, rather than under pressure.

Questions

Frequently asked

Who pays a tenant representative?
In most Florida commercial leases the landlord pays the commission, which is typically shared with the tenant's broker. Representation costs the tenant nothing in most cases and gives you a broker working solely for your interests. We confirm the arrangement in writing before starting.
Can you help us buy a building instead of leasing?
Yes. Owner-user acquisitions are handled by the same advisor, with financing coordinated through our capital relationships. See Acquisitions & Buyer Representation.
Do you work with businesses relocating to Florida?
Yes. A large share of our tenant work is for companies entering Florida, where local knowledge of submarkets, zoning and incentives matters most.
