South Florida is where global capital meets a supply-constrained coastline. Miami-Dade anchors the region with international finance, trade through PortMiami and Miami International Airport, and a wave of corporate relocations that has reset office and multifamily pricing in Brickell, Wynwood and Coral Gables. Broward offers a more diversified, value-oriented market built around Fort Lauderdale's downtown, Port Everglades and the I-95 and I-595 industrial corridors. Monroe County, the Florida Keys, is a scarcity market in its own right where hospitality, marinas and limited commercial inventory command pricing found nowhere else in the state.

Our South Florida practice is led from Miami Beach and covers every asset class that trades here: multifamily and build-to-rent, industrial and outdoor storage along the western corridors, retail and net lease, medical office, hospitality and development land. Our advisors work the full county footprint, from Homestead to Deerfield Beach, out of five Compass offices in the region.

What Drives the Market

Why South Florida

01

Population and corporate in-migration

Finance, technology and professional-services firms continue to relocate or expand into Miami-Dade and Broward, supporting office, multifamily and retail demand.

02

Trade and logistics

PortMiami, Port Everglades, MIA and FLL make the region a gateway for Latin American trade, underpinning industrial demand in Medley, Doral, Hialeah and the Broward I-95 corridor.

03

Constrained supply

The Everglades to the west and the Atlantic to the east cap developable land. Infill and redevelopment, not greenfield, define the opportunity set.

Questions

Frequently asked

Which South Florida submarkets are most active for investment sales?
Brickell, Wynwood, Coral Gables and Doral in Miami-Dade; downtown Fort Lauderdale, Pompano Beach and the western industrial corridors in Broward. Pricing and buyer depth vary widely by submarket, which is why we price from our own closed comparables rather than metro averages.
Do you handle properties in the Florida Keys?
Yes. Monroe County is covered from our Miami Beach headquarters. Hospitality, marina, mixed-use and the limited commercial inventory in Key Largo, Marathon and Key West all trade through our South Florida team.
Where are your South Florida offices?
GoCommercial Group is headquartered at 1212 Lincoln Road in Miami Beach, with Compass offices in Coconut Grove, South Miami, Weston and on Las Olas Boulevard in Fort Lauderdale.
