How a confidential engagement works
- 1
Initial consultation
A private conversation about the property, the owner's objectives and the reasons for confidentiality.
- 2
Owner objectives
Price expectations, timing, and what the owner needs to protect: tenant relationships, staff, lender covenants, a pending transaction.
- 3
Disclosure preferences
What can be shared, with whom, and at what stage, agreed in writing before any outreach.
- 4
Marketing approach
Restricted outreach to selected qualified parties, private-network distribution, or a later public phase if the owner chooses. The owner approves the approach.
- 5
Qualifying counterparties
Prospective buyers screened on capital, track record and fit before they learn the property's identity.
- 6
Confidentiality agreements
Used where appropriate before identifying information or financials are released.
- 7
Controlled access to materials
Identifying information and financials released in stages to named, qualified recipients, with access controlled by GoCommercial.
- 8
Communications and visits
Site visits and communications coordinated to avoid disturbing tenants or operations.
Three levels of exposure
| Approach | Who sees it | When it fits |
|---|---|---|
| Public marketing | The open market: listing services, syndication, signage and press. | Maximum competition is the priority and confidentiality is not a concern. |
| Private-network distribution | Agents and clients within a private network, without public syndication. | The owner wants broader reach than a hand-picked list but no public listing. |
| Restricted outreach | A short list of qualified parties selected with the owner, under confidentiality agreements. | Identity of the property must be protected until a buyer is qualified. |
Compass Private Exclusives
Compass operates a Private Exclusives program through which listings can be shared within the Compass network before, or instead of, public marketing. The program and Compass's published performance studies principally describe residential listings. Where commercial applicability, market availability and access arrangements are confirmed for a specific property, private-network distribution through Compass may form part of a confidential marketing plan. We do not apply residential performance statistics to commercial property.
