Scope of services

01

Competitive set and positioning

How your space compares with the buildings a prospective tenant will also tour, and what to change, price or emphasize to win.

02

Asking rent versus effective economics

Face rent, free rent, improvement allowances and escalations modeled together, so the deal you sign produces the income you expect.

03

Tenant profile and prospecting

Target tenant types for the building, direct outreach to active requirements, broker-to-broker campaigns and listing syndication.

04

Concessions and improvement allowances

Recommendations on free rent, allowances and delivery condition that close deals without giving away more than the market requires.

05

Credit review and guarantees

Financial review of prospective tenants and guidance on guarantees, security deposits and letters of credit.

06

Lease term, rollover and renewal strategy

Term lengths and options structured around the building's rollover schedule and your hold or sale plans.

07

Proposal comparison

Competing proposals compared on net effective rent, credit, use and term, not just face rate.

08

Coordination through execution

Letter of intent to signed lease, working with your counsel on the business terms.

Listing syndication, broker outreach, direct prospecting and tours.

  3. 3

    Proposals and negotiation

Proposals compared on effective economics and credit; business terms negotiated and documented in a letter of intent.

  4. 4

    Lease execution

Coordination with counsel through signature, delivery condition and commencement.

Decision factors

  • Rate versus occupancy. Holding for a higher rent has a cost in vacancy months; we model both.
  • Tenant mix and use. The right tenant protects the other tenancies and the exit value.
  • Capital for improvements. Allowances and base-building work weighed against the term and credit they secure.
  • Sale plans. Leases signed ahead of a sale are structured with the buyer's underwriting in mind.

Questions

Frequently asked

What property types do you lease?
Office, medical office, retail and restaurant, industrial, flex and warehouse space, and ground leases for pad sites.
How is landlord representation compensated?
By a leasing commission paid by the owner when a lease is signed, typically shared with the tenant's broker. Terms are set out in the listing agreement before any work begins.
Do you also sell the building?
Yes. Many owners engage us to lease up and then sell. Leasing decisions are made with the eventual sale in mind. See Investment Sales.
