Related Group is hoping to redevelop the Claude Pepper Tower public housing site in the Miami Health District. The 2.86-acre property is at 750 N.W. 18th Terrace. The 12-story tower, which was developed in 1969, currently has 166 affordable apartments and a community center.

The company wants to completely replace the tower and community center with a new building under the state’s Live Local Act. The Live Local Act allows developers to build multifamily on a commercial or industrial site up to the maximum density and height in the city as long as 40% of the units are workforce housing at 140% of the area median income.

The 14-story tower would have 398 apartments, a 410-space parking garage and a 4,400-square-foot community center. The amenities would include a fitness center, a clubroom, a sports court, coworking space and an interior courtyard.

Apartments in the Residences at Claude Pepper would range from 610 to 970 square feet.
